STAGE 1: THE OFFER - usually all on the same 1-2 days you submit

2. We will call or text you to gather some questions on your property
Property Address
Is it occupied or vacant
Are there any repairs needed
What value are you looking to get
What timeframe are you looking to close
Are all the taxes paid up
Are there any exiting mortgages or tax liens (it's Ok if there are)
Plus a few other questions
3. We underwrite your scenario right on the call and give your cash offer quote.
4. If you agree to the amount and time frame, we will email or text you a contract to sign digitally on your phone or laptop.
(usually we see 30-45 days as the average time needed-though faster deals can happen if everything is ready on both ends)
STAGE 2: THE LEGAL STUFF - usually happens in the first few days to a week
5. It's common that we send a person to verify the property's location and condition (this is not a home inspection)
6. We have a local Title Company research the title and tax records on the property
STAGE 3: THE CLOSING - usually happens a few days after Stage 2 is complete
7. Once the title and tax records have cleared, we set up a closing date (it can happen before the anticipated date if everything comes back sooner)
8. You go to the closing at the Title company office (sometimes they meet in a preferred public location (the house must be vacant at the time of closing)
9. Sign the documents, and the title company wires the funds or give you a certified check for the contract amount immediately.
We cover any closing costs, so there are no surprise fees at the closing.
